Foreign buyers

Owning a condo in Thailand as a foreigner

Foreigners can own a condo outright on freehold, as long as foreign owners hold no more than 49% of the building — the foreign quota. Units beyond that are offered on registered leasehold, typically 30 years and renewable. You don't need a Thai visa or residence to buy.

For freehold, your purchase funds should arrive from abroad in foreign currency so the bank can issue the Foreign Exchange form the Land Office needs. Transfer of the title deed is completed at the Land Office, usually within a few weeks. We check the remaining foreign quota on your chosen unit before anything is signed.

The neighbourhood

Living in Jomtien

Jomtien is the calmer, more residential stretch of coast just south of central Pattaya — a wide, flat beach made for morning walks, seafood terraces along the front, and a growing café and co-working scene. The noise of Walking Street is a short drive away when you want it, and comfortably out of earshot when you don't.

The area sits inside Thailand's Eastern Economic Corridor, with U-Tapao airport nearby and high-speed-rail plans linking Bangkok's two airports. It's warm year-round; the cool, dry season from November to February is the pick. It suits remote workers, retirees and long-stay visitors who want the sea without the crowds.

Can foreigners own a unit here?

Yes. Units are available on foreign freehold (within the building foreign-ownership quota) or leasehold. We confirm eligibility for your chosen unit before the Sale & Purchase Agreement is signed.

How do I pay from my country?
